If HIPs had been properly implemented they would effectively be the same as the exchange-ready pack. But they were watered down & apathy & ignorance ensured their bad press. However, the ERP still won't have a survey in it, which is probably the one thing a buyer would find most useful. Until we see a radical change in the mindset of the stakeholder sectors, the full benefits of the modern technological means of efficiently getting information together up-front, are unlikely to be seen, less still appreciated.

Hi we are in the midlands and have land for sale even though we are very actively and succesfully building and selling all of our projects. The key to success is to build a high quality product when the land has been purchased at the right price and then set the sale price to really motivate your buyers to perform.

Good Luck

lets be frank any future planners should come from housing or regeneration, then delays would be a thing of the past!!! We have the experance in these sectors so lets use it!!! The RITP argues that you need a Master Degree to undersand planning wrong!!!! See Harry Lime on insdide housing the complexity of planning is caused by the RITP itself. Also look at thr Guardian carers blog on tuesday, they were giving advise on careers, someone got sick of all the drab information given out consequently some bad person give out the phone number for john healey to lobby for traing placements and for change.

Intresting comments Alex, many of us agree that one of the major restraints in the development sector is the speed of complex planning issues. I would be intrested in your thoughts on inproving the current system, any ideas? thanks

I hope this group will be proactive in dealing with Tory party. The Conservative Party has a problem with regional planning ie in the early 1980s. They will take the uk to the brink!!!
Back in 2008 at the Brum party conferance they were warned that developers have lost faith and would do something as you can see they have kept their word unlike the gang at Westminster We spoke to a key figure on this matter so Mr Cameron who failed to tell you???? we know!!!

It is refreshing to see a building contractor offering advice to clients in the "green building" area as it is usually during building and renovation work that improvements in the energy performance of buildings can be made most cost effectively. For example, solar panels can be integrated as part of the roof covering during a re-roofing job saving the cost of the slates they replace and the scaffold is already up and paid for (it looks better too). Poor choices made during any building or renovation project could lock in unnecessarily high energy bills for decades to come. With rising energy prices, that is quite a worry for many people.

There are many niche players offering very expensive specialist services or products to householders and businesses regardless of whether they're appropriate for their needs. It will always pay dividends to invest a relatively small sum in good independent advice before committing to expensive investments in energy efficiency improvements or micro-generation technologies. If you're planning general renovation work, extensions, conversions and new builds, then this is the ideal time to get this valuable advice as relatively minor changes to the specification can yield real savings in money and carbon emissions in the long run.

To take the place of HIPs & be successful it needs to be fit for purpose. Something that joins up all the fragmented aspects of the home transfer process. Bringing together the legal & condition related information, the mortgage application process increases transparency in chains of transactions & provides a reasonable level of commitment by parties at the earliest possible stage, without the nonsense of a deposit system that would only serve to line the pockets of litigation lawyers. The first objective must be to get all parties who touch on the process talking & reaching a consensus on a way forward. That's the tricky bit. Once that is achieved the rest of the problem is principally technology & funding.
