What are Building Regulations?

Building Regulations are set standards that apply to building work in England and Wales. They are in place to ensure the design and construction of buildings are done using health and safely as paramount. Local Government and councils are responsible for Building Regulations which apply to most new buildings and many alterations of existing buildings be it domestic, commercial or industrial.

To comply with these regulations you need to submit a full plans appliction or give a building notice to your local authority. You should do this well in advance of when you want the work to start. The plans should include all the construction in as much detail as possible. Your local authority will check your plans and consult with any relevant authorities. As long as your plans comply with the Buildings Regulations you will recieve a notice within a few weeks that they have been approved. However if your local athority is not satisfied you may be asked to provide more detials or make some amendments. All in all it is a very simple process and is for the health and saftey or yourself and people using the building your planning on altering. Once you have Buildings Regulations approval for your building plans the notice is valid for three years.

If you are considering undertaking any building work you may need to have Planning Permission and or a Buildings Regulations application. They are separate and must be applied for individually.
