When renovating your property, we always start at the top and work down, unless there is a pressing structural issue that requires our immediate attention. 1. Chimney stacks repairs: These are often one of the most neglected parts of any property easy to over look and difficult to access to allow a good visual inspection. It is often that the chimneys are worse than they appear from the ground once you get up close. They tend to be one of the most exposed parts of the property and also one of the least maintained. 2. Lead work repairs: The lead on most period building is now reaching the end of its natural life. Sometimes it is in surprisingly good condition but it is often cracked or split. There are many different types of lead flashing and finishing’s, all lead work should be finished in strict accordance with the lead sheet association guide lines. 3. Roof repairs: Most properties undergoing a full renovation have a “re-roof”, this is when the existing tiles or slates are removed and the roofing batons are removed. This is the time to check that all the structural timbers are in sound condition and repair or replace if required. Then we usually install a layer of breathable felt style membrane directly to the rafters, then the new (usually larger) and treated roofing batons are installed. Then either the old tiles or slates are put back or if they have deteriorated new tiles or slates are fitted. 4. Loft Conversions: If your property is undergoing a full renovation, it’s a good time to consider if a loft conversion. We have converted lofts into one simple bedroom through to a larger loft into a self contained one bedroom apartment in Derby centre. 5. Facias, soffits, barge boards, finials and timber detailing repairs: Once the scaffold is in position to allow roof repairs that is the time to check all the roof line timbers and make the necessary repairs. 6. Exterior masonry repairs: There are many different types of repair required to external masonry. We check for any signs of structural movement, cracks, bulges, or dry and wet rot this is when the masonry crumbles. On most projects there is some work to prevent any problems from getting worse. Once these have been rectified it is time to re-point the mortar joints, or re-render. We recommend breathable renders and paints, this allows existing masonry to “breath”, when moisture is trapped behind a render or waterproof paint it “sweats”, and causes wet and dry rot as it cannot escape. This is the reason we always recommend breathable renders, if the existing masonry cannot be re-pointed. 7. Windows and doors: This is one of the decisions on your renovation that will have a dramatic affect on the look and appearance of the finished property. If the property is listed or in a conservation area the conservation officer for your area will need to have some input into the design. We provide a variety of windows and doors from basic UPVC through to hardwood finished in a breathable environmentally friendly, linseed oil based paint. So if its Sash windows or you need detailed mouldings in timber we can match and reproduce most to match the existing. 8. Internal walls, joists, beams and floors: The great thing when you are renovating a property is that you do not have to stay with the existing lay out. You may wish to move, add or remove internal walls. We can manage the whole process from dealing with the building control department have the correct structural calculations done, then finally the building work and finishing. Having successfully completed several flat conversions to both residential, commercial and mixed use developments we know how to make the best use of space. Joists in period properties often rot at the ends that have been in the cold and damp external masonry. We have replaced many over the years it is important that they are “Herring boned”, this stops them twisting over time.
