Once the plastic sheeting and boards are removed the full extent of the rot in the floor joists becomes apparent.
Once the floor boards are removed the damage to the joists becomes obvious. Further investigation exposes serious timber rot to a main supporting timber beam. Our Structural engineer is called in and gives a report. The photo below shows our team providing emergency props to support the rotten timber beam.
The start of our solution, the existing block pier is knocked down, new footing are excavated, and a new concrete solid block pier is provided to support through the basement, and up through the first floor to carry the main king truss in turn supporting the roof. The rotten main timber beam can still be seen to the top left of the picture.
The photo below shows the solid concrete block column rising from the basement through the first floor to support the timber beam above.
Photo below shows the new double plaster boarded ceiling in, ready for our in house electrical team to install the emergency lighting, and other commercial electrical installation.
