An Insulated Lintel is used to provide support for the lower front elevation brick wall in a garage conversion. This saves valuable time and money compared with the costs involved in digging a footing trench and providing a concrete footing. The building control officer checks the job at set intervals to comply with the current building regulations, we have NEVER been asked by any building control officer for re-work to comply with building regulations. Note that the brick work above has been neatly "toothed out" ready for the new build work to join as seamlessly as possible. You can see our onsite team of midlands Builders have removed the existing bricks without chipping or damaging the existing brick faces. This picture shows the lower legs of a porch on these grade 2 listed cottages, unfortunately you can see the extent of the rot in the timber. We have been called in to give the owners and the conservation officer a solution.
This picture shows the new timber work nearing completion on the other legs, the timber is immediately primed to prevent any damage from the weather. If you disregard the different paint finishes it is very difficult to see where the original timber finishes and our repair begins. This is because we have reproduced the original sections of the timber so that the profile of two slightly different corner and wall legs has been painstakingly matched. As you can see we take heritage building restoration very seriously, we gain a great deal of pleasure from working on such beautiful grade 2 listed buildings. Our stone mason will then provide a hand dressed sand stone base stone below the timber repair.
This picture shows a close up shot of the spliced timber joint, the top part of the spliced timber joint is the original timber and the lower section shows the new timber we have perfectly matched. One of our in house electricians make sure the electrical wiring is up to current Part P building regulations and complies to all of NAPIT standards.
Insulation goes in to upgrade the existing cavity block and brick wall to bring it up to current Building regulations for garage conversions.
Floor in this garage conversion is screed to level it with the other rooms in the house, and then a waterproof membrane will be laid, followed by two layers of high grade insulation, then a further waterproof layer below the floating timber floor. Two concrete lintels are installed to carry brickwork above internal doorway knocked through between two rooms in a house in Derby. Our part P building regulation NAPIT approved electricians have taken care of the revised lighting and switching around the doorway.
