The Key to a good quality Garage conversion is that once finished it looks as if there was never a garage there and that the front elevation of the house has always looked this way. The windows match perfectly but we have designed a bay rather than trying to shoe horn in the stone sills and lintels which can look to heavy on the low roofed area where the garage was. One of our favourite customers pictured above, is ready to decorate after we have completed all the building work, electrics, plumbing, plastering, joinery, UPVC windows, loft insulation, new floor, and much more. We are scheduled in to renovate and install a new bathroom, tiles, and shower. Then we have been asked to replaster and decorate his hall stairs and landing. We always enjoy being asked back to do other work for our customers, there is no better reflection on the quality of our work and service than being asked back!

Quality Plastering

This photograph shows the quality of our plastering. Take during the renovation of a shop in Derby, our experience in refitting shops and other commercial property helped us advise the customer on the most cost effective methods to create a quality interior fit out.

Slate Roof Partially stripped: Taken during a large Loft conversion to convert an existing two story property up to three stories, creating a master suite with on suite bathroom to the top floor. You can see the various components of the timber structure that make up the basic design of many period property roofs. Most prominent are the rafters that run from the ridge board down to the wall plate at the eves. The span of the rafters is split by the single large purlin (timber beam) below the purlin you can see the two ceiling binders above the ceiling joists. You can see the ceiling joists meet the rafters above the wall plate to complete the triangulation of the roof.

Once the roof was completely stripped of its original slates and batons we could work to remove as much of the “roof sag” from the original structure as possible. You can see the new roof batons and breathable membrane starting to be fitted; this stage of a re-roof is often referred to as “getting the roof weathered”..

This shows the roofing batons, notice the batons meet on this rafter, it is important to stagger the baton joints with each new run of felt or breathable membrane underlay. This helps to prevent the roof sagging in the future.

New roof window during fitting, one of our experienced joiners prepares to install the additional trimming rafters and heading and footing timbers or noggins. These add additional strength to compensate for the added load that the weight of the window places on the roof structure.

This property is thought to be over 150 years old but a lot of the original parts of the building are in great condition. The owner has made the wise choice of having the property re-roofed before the existing roof caused damage to any structural timbers or the masonry. The property has even retained its original cast iron guttering, seen to the bottom left corner of this picture.

Batons, breathable felt membrane and roof window fitted; once the roof window flashing kit is fitted the original slates can be relayed. We can supply and fit new slates, re-claimed slates, clay tiles, concrete tiles, pan tiles, re-claimed tiles, Staffordshire blues or any finishing of your choice that is suitable for your roof.

Slate roof nearing completion during a loft conversion, the roof windows have been fitted with the appropriate roof window flashing kit. The roof has a new breathable membrane fitted below the new slate batons, the original slates have been sorted, cleaned and relayed.

This picture shows the string line in blue, this is used to keep the varying sized original slates inline as we lay each row of slates, keeping the finish as neat as possible without losing the character and feel of a period property.

Reclaimed Slate roof

This picture shows a finished slate roof in reclaimed Welsh slates, if you look closely you can see we have pointed the collared Blue Ridge tiles. Most roofers simply mix up sand and cement and point the ridge tiles. This is often why the cement falls out and can often be see slipping down the roof. We carefully prepare both the slates and the ridge tiles to ensure all moss or dirt is removed and then apply a adhesive to help the cement stay in place. The reason you have to look closely to see we have pointed the ridge tiles is because we have added a black cement die to the mortar to match in to the rest of the roof color. This avoids the cheap and nasty looking "White Stripes", of mortar that can be seen on many re roofed properties. How many other companies would pay this level of attention to the final finishing of a roof, we always say "you are only as good as your last job", we take our reputation very seriously and treat every job as an opportunity to showcase our skills and high standards of building work.

Two coats of specialist low sheen paint are applied to the porch of a grade two lists cottage; the works have been carried out in strict accordance to the conservation officer’s recommendations. We have assisted with the grant application and have helped to negotiate an 85% conservation grant funding for the restoration of the original architectural features.

The view from a loft space soon to be turned into a beautiful loft conversion, the owner has asked us to carry out a full renovation to the upstairs of the property as well as a large loft conversion to include an en suite. We have taken care of the architectural design, structural engineer’s calculations, building control application, re roof, electrics; new "I" section steel beam, as well as all the other associated building works.

This view is taken from one of the upstairs bedrooms, as the property benefitted from high ceilings we are able to borrow some ceiling height from the first floor rooms, this allows us to lower the floor height in the new loft conversion. This give much more usable space in the loft conversion, main builders would shy away from this type of work as it affects the original triangulation of the roof. This can in time lead to roof spread a very serious structural problem if not managed correctly. We have carried out several of these more technical loft conversions; with the help of our structural engineer we have a variety of clever solutions. Hard to spot the repairs? That’s the way we like to leave our jobs, the circular detail has been painstakingly rebuilt and restored to its former glory.

This picture shows ply wood gussets fitted between the existing ceiling joists and the new floor joists for a loft conversion. This helps to maintain the triangulation of the roof structure, which in turn help prevent roof spread.
